There are many rules and laws in effect in Baltimore concerning lead paint abatement and liability.
Residential rental housing landlords should be aware of all of them. Rather than outline all of these laws [ I have done so in many other blogs], I will attempt in an extremely summary fashion a few tips on how residential landlords can avoid, or defend against, lead paint claims and lawsuits.
Development of the Lead Paint Defense begins when the landowner of landlord purchases the rental property. GOOD MAINTENANCE of the rental is mandatory, LEGALLY ADEQUATE NOTICE to tenants is necessary, and ORGANIZED RECORD-KEEPING on both tenants and the rental property
(i.e, tenant files) isadvised on a long-term basis.
