                   LEAD ABATEMENT/  DE-LEADING/  LEAD REMOVAL


First and foremost, particularly if you are the landlord or landowner of  a pre-1978 built residential rental unit, the best way to prevent a  lead poisoning lawsuit is simply to have state and/or federally-certified lead removal contractors abate (remove) all lead from the rental property. Before renting the property to anyone, or before purchasing  the property, the landlord should make sure the property has been inspected, de-leaded (lead abated), and issued a " letter of compliance".


                       MAINTENANCS/  NOTICE/  RECOED-KEEPING


Next the landlord must provide GOOD MAINTENANCE on the rental property.  Further, the law requires adequate NOTICE to tenants concerning the lead-condition of the property (preferably NO LEAD on the rental property). And finally, the landlord is strongly advised to maintain GOOD RECORD-KEEPING on a long-term basis of the tenants (Tenant files) and the rental property Rental property files).
