Due to the heavy use of lead (Pb) and lead-based paint for many years in Baltimore's pre-1978 history, lead poisoning in some parts of the city is a problem; particularly in certain residential communities. The usual targets for lead-based paint lawsuits in Baltimore are small residential landlords who may own less than five rental properties.

Residential landlords should be vigilant about researching the history or background of any pre-1978 built property before purchasing it. The likelihood of lead-based paint and dust is high in these buildings. Further, all residential rental properties should be inspected by  licensed, certified lead inspectors prior to renting the property. All lead removal and remediation, all other construction work on the property must be done by Maryland Department of the Environment-certified workers. And, tenants must be notified, pursuant to law, of all hazardous conditions related to the property, including lead(Pb).

The keys to being a  successful residential landlord in Baltimore are preparation, maintenance, notice to tenants, vigilance and diligence.
