SOME COMMON MISTAKES, ESPECIALLY LEAD PAINT, THAT BALTIMORE RESIDENTIAL LANDLORDS CAN MAKE:
1. Not getting a good history on the proposed rental property before purchasing it. This is particularly true --- for lead paint liability purposes --- in cases where the property was built before 1978.
2. Only use qualified Maryland Department of the Environment (MDE) or Environmental Protection
Agency (EPA) - certified workers for all lead abatement and other hazardous substance removal work on rental properties.
3. Create and maintain good record-keeping on all tenants and rental properties. Maintain "tenant" and "rental property" files; and in cases involving possible lead paint, keep these file for at least 21 years.
4. Seek diligently to acquire adequate liability and other types of rental property insurance.
5. Do not fail to disclose and remedy environmental hazards such as lead, mold and asbestos---
as soon as you become aware of them.
6. Lawful and proper notice to tenants of environmental hazards such as lead (Pb) in the rental property is crucial, pursuant to Federal TITLE X (10) and other statutory mandates.
7. Be vigilant concerning your tenants and your property. Do not let your tenants and rental property be easy prey for criminal activity.
8 Hire good and competent rental property managers, when necessary to protect your rental property as well as your tenants.
9. At all times, stay on top of needed repairs and maintenance in the rental property.
10. Remember that tenants have legal rights, too. Do not invade their lawful privacy,
