10 IMPORTANT MISTAKES MANY LANDLORDS MAKE IN MARYLAND
1.Failure to disclose and remedy environmental hazards such as LEAD (Pb) and MOLD
in the rental property
2. Hurriedly filling a rental vacancy and not properly "vetting" (checking the tenant's credit
history, criminal background, and references, etc.)
3. Not having a proper lease agreement which spells out the legal basis of the landlord-tenant relationship. Remember : The lease or rental agreement is in fact a contract.
4. Not maintaining a proper "tenant file" and/or "property file".
5. Failing to establish a clear, fair system of settling, collecting, holding and returning security deposits.
6.Failing to maintain proper maintenance and repair needs in the property, and failing to make
repairs when requested to do so by the tenant.
7. Allowing your rental property and your to be an easy targets for criminal activity Remember: Landlords are probably sued more than any other groups of business owners in the United States.
8. Violating a tenant's privacy. Keeping a file on your tenant does not grant you the right to invade
their privacy.
9. Failing to provide adequate supervision of your housing manager, or failure to hire the right manager for the job.
10. Failing to have adequate liability and other types of property insurance ( especially lead liability coverage in pre-1978 built apartments and houses).
