TOP 10 MISTAKES MARYLAND LANDLORDS MAKE :
1. Not getting the necessary liability insurance coverage for hazards; and in Baltimore particularly, lead paint liability coverage.
2. Not adequately researching the history of the property before acquiring it. For example, apartments and houses built in Baltimore before 1978 are more likely to contain some degree of lead-based paint.
3. Being in a rush to fill a rental vacancy and not properly checking prospective tenants' credit history, references and background.
4. Not maintaining tenant and rental property files. This includes not getting all of the important terms of the tenancy in writing.
5. Failing to establish a clear, fair system of setting, collecting, holding and returning security deposits.
6. Not staying on top of repair and maintenance needs and failing to make repairs when requested or needed. This includes failure to disclose and remedy environmental hazards such as lead (Pb).
7. Allowing your tenants and the property to be easy targets for criminal activity.
8. Failing to educate themselves on local and state rules and regulations for renting properties.
9. Failing to notify tenants of information that the law requires landlords to notify tenants of [ for example, TITLE 10].
10. Not providing adequate supervision of the property.
