Due to the industrial revolution and the relatively older ages of many residences and other buildings in certain communities and neighborhoods in metropolitan areas of the Northeast United States --- such as Baltimore and the District of Columbia --- lead paint and lead paint poisoning can be a problem. This problem can be particularly troublesome for landlords of pre-1978 built residential properties. A result is that lead paint poisoning claims and lawsuits are plentiful in both of these metropolitan areas.
In these two cities, residential landlords are frequently "on the brink" of being sued for lead claims in several neighborhoods.
Residential landlords in D.C. and Baltimore, therefore, should be ever mindful of (1) the age of the property they are purchasing (pre or post 1978 ; post -1978 is better for lead paint liability purposes), (2) getting a certified lead inspection of the pre-1978 built property; (3) correction or remediation of the lead problem (if any); (4) consistent maintenance of the property in a lead-free condition; (5) and lawful notice of lead issues with tenants.
