1. Before purchasing a residential property that was built before 1978, determine the history  or background of the property : including lead paint, asbestos, mold, lawsuits, major repair work, etc.

2. Hire qualified government-agency-certified ( e.g., Maryland Department of the Environment (MDE) , U.S. Environmental Protection Agency, etc.) workers for all lead-abatement work, etc.

3. If at all possible, acquire adequate lead poisoning liability insurance, and other appropriate insurance coverage.

4. Provide tenants at all times with lawful and proper "notice" of lead hazards and potential lead hazards, etc. [ see TITLE X (10), etc.].

5. Diligently repair and maintain the rental property at all times. Seek lead-free certification on the rental property.

6. Record and maintain precise tenant  and property files.

7. Perform adequate background checks on all potential tenants.

8. Remember these 3 keys to being a  successful landlord :  (a) maintenance of the property,  (b)notice to tenants, and (c) good record-keeping on both the tenant and the property.
